Keeping rentals safe and compliant
Victorian rental providers must have a licensed electrician check all switchboards, wiring and fittings at least every two years. From 13 October 2026, this applies to all rental agreements, no matter when the lease started.
Smoke alarms also need a safety check at least once every 12 months, for every rental agreement, since 25 November 2025.
Rentals must also meet the electrical minimum standard: a modern switchboard with circuit breakers and safety switches. We check all of this and give you a clear report.

- Private landlords with one or two properties
- Property managers with a rent roll
- Checks between tenancies
- Properties about to be advertised
- Older homes with fuse boards

- New builds due for their first check
- Urgent repairs reported by tenants
How a rental safety check works
You or your agent book the check and we arrange access with the tenant.
We inspect and test the switchboard, wiring and fittings in line with the Australian Standard for periodic assessment, test the safety switches and check every smoke alarm.
You get a written report. If we find anything unsafe or not compliant, we explain it and quote the repair. Urgent safety issues are made safe on the day.
Older rentals in suburbs like Altona Meadows and Laverton are more likely to have old fuse boards or no safety switches, so we check these closely against the minimum standard.
Requirements checked against Consumer Affairs Victoria and Energy Safe Victoria guidance on 7 October 2026. Rules change, so check consumer.vic.gov.au for the latest.
Rental safety check questions

At least every two years, by a licensed electrician. From 13 October 2026 this applies to all rental agreements.

Yes. Since 25 November 2025, rental providers must arrange a smoke alarm safety check at least every 12 months.
What if my rental has an old fuse board?
